KITCHENS AND BATHROOMS SELL HOMES!
I'm sure you've all watched HGTV and have seen the amazing transformations of homes completed by professionals. We would all want our homes to be as luxurious and stylish but we all have budgets and other expenses in our lives. What I recommend to my clients is to choose one or two items that they can change in the bathrooms or kitchen to make it stand out to buyers. You need to maximize what you have on a budget to make your every-day life home into the luxurious experience that today's buyers want.
You know to clean and de-clutter but how about minor transformations that you can do that would get the greatest bang for your buck!
In the Bathrooms: How about changing the hardware on the faucets, sinks, tub and shower? Changing the towel and toilet paper bars? Change the cabinet hardware? These minor changes make huge statements! Start small and you can always see if more is needed.
In the Kitchen: Very similar to the bathrooms--change out the sink faucet, change hardware on the cabinets, think about updating the backsplash around the counter. In today's marketplace you have so many options for inexpensive fixes. You can even find reasonable granite that are "remnant" pieces to replace in your kitchen and bathroom. These are pieces from other jobs that are left over.
I had a recent client who used a beautiful remnant in her master bathroom. The granite store helped her select a budget friendly granite piece, they came to her home to measure, they installed the top including new sinks. A minor change for her resulted in multiple offers! She also went to Home Depot to select new faucets and shower heads in the bathrooms! In her kitchen she found a big sale on appliances and replaced a couple of appliances on her budget and made buyers so excited that they were buying brand new appliances. Now, all of this is a bigger transformation but the point is that she worked in her budget and to make her home attractive to buyers.
In the photo above--a clean surface, new hardware and fresh flowers give this kitchen a bright, fresh and clean feeling that buyers love. There is one obvious issue with this photo that I would have told my client to remove. Can you tell in this photo what the owner forgot to remove?
