I know that PERMITS aren't something all homeowners or buyers completely understand. We hope and undoubtedly assume that the professionals we hire to work in our homes obtain the proper paperwork and documents when they start the work. And when the work is finished, we believe that the correct PERMITS are submitted with the town and will be on record with the municipality.
Depending on your town's rules--not all work requires permits but you need to do your due diligence and make sure you know! As a rule of thumb, any wall that is removed, any additional plumbing, any changing/moving electrical should be a concern--PLEASE ASK YOUR TOWN! Your contractor should be aware of all the requirements but make sure you ask the question!
It's uneasy when you begin the process of selling your home and discover that your permits were not approved or finalized with the town. Everything has a solution! It can be as simple as scheduling an appointment with the town to evaluate the work.
As your REALTOR, I always go to the town and request a list of all open and closed permits for each of the homes I sell! One never knows if the hot water heater you replaced had the final permits obtained from the town. Believe me, it happens to the best of us! And when you're buying a home, your attorney or REALTOR should ask if all the PERMITS are closed on any major work. If you love a home with a brand new kitchen--they might have added plumbing or electrical that needed permits. If it's just a simple re-model, changing out appliances, then chances are permits were not needed.
